|Bachelor degree of Civil Engineering / Architect from a reputed University.
Should be computer literate preferably with MS Project / Auto Cad, etc.
Experience for minimum 5 years in Project Management of Building out of which at least 2 years in the UAE especially as client’s representative or consultant’s representative at the building construction sites, processing and certifying of contractors progress payments.
Excellent command over spoken / written English.
Provide the organization the required quality services related to construction of new buildings, support to the Engineering Unit for new fit out works / renovation works, opting towards obtaining best prices, minimizing cost and improvement of internal / external customer satisfaction to achieve the 85% level.
Monitor the construction sites with all required supports for technical approvals, achieving the target completion and certifying of contractor’s progress payments, etc.
Key Result Areas
Manage and supervise the construction works maintaining the progress against the approved schedules to achieve its objective in line with the goal of Admin. Dept.
Improve and strengthen the service culture to achieve customer satisfaction i.e. simplify, standardize the present processes.
Necessary support to the Engineering Unit in providing effective support to all Groups / Divisions / Depts. On the renovation / opening new branches to ensure smooth process at minimal cost.
Verify and keeping a track of the certified payment by consultant to contractors.
Understand the specific business requirements and ensure a high standard of service, particularly delivering what is required within budget, on time and to quality;
Work closely with Real Estate team to identify all the requirements for the new premises as power requirements and space planning;
Prepare master project schedule and monitor on weekly basis across all phases of the project life cycle to ensure there is no delay.
Ensure all documents are recorded accordingly within the share drive, during the project life cycle.
Oversee all stages of the design process of the project ensuring all stakeholders’ views are coordinated; Lead, monitor and manage internal clients and the consultants, ensuring that all the requirements are met;
Tender and Construction Documentation
Pre-qualify vendors; Preparation of tender documentations and BOQs; review and approval of coordinated tender packages pre-qualification of the contractors, bidding documents, construction contract; Review bids, prepare recommendations for internal approval, and deal with award; Review BOQ and specifications for alignment and coordination;
Oversee the execution of the projects across all phases of the project life cycle by leading, monitoring and managing internal clients, consultants and contractors, ensuring that all the requirements are met; ensure that the construction meets the project criteria and is delivered on time, within budget and to the expected quality.
Conduct weekly site meetings. Review and comment on project’s correspondence (submittals, shop drawings, checklists, contractor logs, payment certificates etc.); Communicate effectively with consultants and contractors responsible for completing various phases of the project; ensure scope of work is aligned and completed.
Carry out at least once a week inspection and supervision at site for quality and safety assurance; Assure and oversee the implementation of approved HSE and QA/QC plan
NOCs and authority approvals
Ensure that all necessary NOCs and approvals are sought, gained and documented prior to start of the project and prior to the handover (Civil defense, Municipality, Police, central Bank, etc.)
Ensuring tight control of the project budget including administration procedures. Keep Project cost tracker up to date during the project life cycle. Apply change control whenever is required.
Completion and handover to Property Management
Manage the handover process between contractor and Asset Management team ensuring that full handover documentation is provided; ensure that snagging and DLP is closed out effectively and O&M is properly reviewed and approved.
